As you are aware, Arbor Acres’ waiting lists are long, and we know many of you would like to become a part of our community sooner rather than later.
To help us best manage this process, we are introducing the Arbor Acres Ready List, an opportunity intended to help you move up on your preferred waitlist by making a $25,000 commitment. This deposit helps ensure that when a housing option on your preferred list becomes available, you will be among the first to be offered the chance to consider and accept the available residence. This program is intended only for those who are ready to move to Arbor Acres as soon as possible. During the initial enrollment period, the Ready List is only available to those who are on our waiting list prior to January 31, 2025. Your original Arbor Acres application date will determine your place on the Ready List if you sign up during the initial open enrollment period (March 17 – May 31, 2025).

What is the Ready List?
The Ready List is an opportunity for those most interested in moving to the Arbor Acres retirement community to move to the top of their preferred independent living wait list by making a $25,000 commitment (regardless of marital status). The Ready List fee secures your place at/near the top of your waitlist preferences and ensures that when an opening becomes available, you will be among the first to be offered an available accommodation.
You must be ready to move and understand that you will only have three chances, over a three-year period, to decline an offer of residency. If you decline three times, a portion of the initial deposit will not be refundable.
This program is designed to help Arbor Acres manage current long waiting lists by ensuring the community can offer spots to those who are financially committed and truly ready to move forward as soon as a property becomes available.
What happens to my Ready List fee when I accept a residence?
The Ready List fee of $25,000 will be credited toward the Entrance Fee of your house or apartment at the time you sign your residency agreement.
If you paid a $1,000 application fee (per person) when you initially joined the Arbor Acres waitlist, this fee will also be credited to the Entrance Fee at the time a residency agreement is signed.
What are the basic guidelines of the Ready List?
- If you sign up for the Ready List during the initial enrollment period (March 17 – May 31, 2025), your place on the list will correspond to your original application date.
- If you sign up for the Ready List after May 31, 2025, your place on the list will correspond to the date you sign a Ready List agreement.
- When a unit on one of your lists becomes available, Arbor Acres will notify you via phone and email of its availability. You will have 3 business days to accept or refuse.
- No response is considered a refusal.
- If you accept, you will have 3 business days to pay the required 25% entrance fee deposit and sign a Residency Agreement contingent upon AA completing financial evaluation and health qualification.
- Failure to pay the deposit within 3 days will be considered a refusal of the unit.
What are the Ready List residence categories from which I can choose?
You can choose three residency options from the choices listed below:
A) 1 bedroom Corpening apartment
B) 1 bedroom Stockton apartment
C) 2 bedroom Stockton apartment (Type C)
D) 2 bedroom Stockton apartment (Type D)
E) Aldersgate Square, 1546 sq. ft. – 1767 sq. ft.
F) Aldersgate Square, 1800 sq. ft. – 2005 sq. ft.
G) 1 bedroom house
H) 2 bedroom house, 1599 sq. ft. & under
I) 2 bedroom house, 1600 sq. ft. – 1999 sq. ft.
J) 2 bedroom house, 2000 sq. ft. & above
What constitutes the termination of the Ready List agreement?
The Ready List agreement will terminate upon any of the following occurrences:
- You fail to pay the application fee and/or the Ready List fee.
- You submit to Arbor Acres written notice of termination of this agreement for any reason.
- Any instance in which your spouse commences against you, or you are named in, a divorce, annulment, separation or similar proceeding.
- You fail to sign a Residence and Services Agreement pursuant to the terms of the Ready List Agreement.
- You experience changes in your financial status prior to occupancy at Arbor Acres that cause you to fail to meet the financial qualifications for admission to Arbor Acres.
- You turn down 3 unit offers.
Under what circumstances can I receive a full refund of my Ready List fee?
If you:
- Rescind the contract with written notice to Arbor Acres within 30 days of the initial signing or,
- Are not made any offers within 3 years of the contract agreement or within 5 years of an extended contract.
So, I can extend my contract beyond 3 years if I don’t receive at least one offer of a residence?
Yes. If after 3 years no more than 2 offers have been made and declined, you will have 7 days to agree to a one-time extension for an additional 2 years. That is also the only time you can modify your choices on the Ready List. If no offer is made within the 5-year term, you will get a full refund.
Under what circumstances will I receive a refund of my Ready List fee?
Full Refund ($25,000)
- If no offers are made within 3 years (or 5 years for extended contracts).
- If you rescind the Ready List contract within 30 days of signing.
Partial Refund ($12,500)
- If you’ve declined one or more offers during your 3-year term.
- If you cancel the Ready List contract because you have chosen another community or location to live.
- If illness, injury, or incapacity prevents you from occupying a unit or requires a transition to assisted living or skilled nursing. (Part of the non-refundable fee could be used as a credit for a licensed entrance fee.)
- If you decline 3 offers within the 3-year term.
What is the process of reserving a place on Arbor Acres’ Ready List?
Here is an outline of the process that will be used to develop the Ready List:
March 17, 2025: A Ready List Resource page will be activated on the Arbor Acres website at: www.arboracres.org/readylist. This page includes a copy of the Ready List contract, Questions & Answers, and a Reservation Request Form to complete and return by May 31, 2025, to indicate your interest in reserving a space on the Ready List, identifying up to three residency choices.
March 17, 2025: The Ready List enrollment window opens. If you are interested in reserving a space on the Ready List, complete, sign and return the Ready List Reservation Request Form by email to ReadyList@arboracres.org or by U.S. postal mail to Arbor Acres, Att. Martha Murphy, 1240 Arbor Rd., Winston-Salem, NC 27104. Keep in mind that this is not a first-come, first-served process. Only original application dates will be used to determine the order of placement on the Ready List.
May 31, 2025: The Ready List enrollment window closes. If you are interested in reserving a space on the Ready List, your Reservation Request Form must be received by this date in order to be considered.
June 1-30, 2025: The Arbor Acres Marketing Team will process all Reservation Request Forms received and prioritize them by application date and residency options. Once we complete this process, we will call and email everyone who we have initially placed on the Ready List to confirm interest, sign the contract, and submit the $25,000 fee. Everyone on the Ready List will be assigned a priority number based on application date and residency option(s). We expect this process to be completed by the end of June, though the Ready List will be effective as of June 1, 2025.
We will also reach out to those to did not make the initial list and explain why and future options.

Contract
Arbor Acres will not be accepting signed contracts until June 2025. In the meantime, we have provided the contract here for your reference as you consider the Ready List.
